Portfolio — MW before acres
Capacity you can break ground on.
Every site in this portfolio has cleared T-IV DevCo's proprietary scoring framework — power, permitting, fiber, and development readiness, all verified before it reaches you. The intelligence behind the listing is the standard.

We don't publish the live portfolio. Tell us your power and capacity requirements and we'll share locations matched to your deployment — each one scored, documented, and ready to move.

Have land that could clear?
If you hold land with credible power and fiber access, we'll run it through the scoring framework and tell you straight what it would take to make it deliverable.

Sites built for clean power
Power secured. Land entitled. Zoning approved. Permitting allowed. Ready to build.
The standard
What "shovel-ready" actually requires.
Most sites use "shovel-ready" as marketing. We define it in verifiable gates — power approved, entitled, zoned, and permitted. Then you can shovel ground: construction started.
Power secured
Behind-the-meter generation contracted or utility letter in hand (Power Purchase Agreement). Not a promise — a signed instrument.
Land entitled
Entitlements resolved at the county level — including conditional use permits where the jurisdiction requires them — before a site is listed.
Zoning approved
Zoning confirmed for data-center use. No variance risk remaining at the time of listing.
Permitting allowed
The permitting pathway cleared — so the next step is construction started, not another approval cycle.
Fiber lit
Carrier presence confirmed, with redundancy where available. Build-required sites are flagged explicitly.
Green glycol cooling
Closed-loop glycol cooling — no water draw, no community water fight, no permitting flashpoint.
Conditional use permits
In many jurisdictions a data center isn't a by-right use — it requires a conditional use permit (CUP): a discretionary approval, usually with a public hearing, where the county attaches conditions on noise, traffic, and visual impact. A stalled CUP is one of the most common ways projects die quietly. We assess the CUP pathway as part of entitlement — before a site is listed — so an approval hearing never becomes a surprise on your schedule.
How we vet
The most rigorous site-scoring intelligence in the market.
Every site in this portfolio has been scored through T-IV DevCo's proprietary assessment framework — evaluating power access, interconnection status, permitting pathway, fiber, development readiness, and energy-to-market timeline. Sites that don't clear all gates don't reach the listing.
Power + energy
Behind-the-meter options mapped, BTM generation sources identified, grid interconnection status assessed at time of listing.
Permitting + regulatory
Zoning, density, conditional use permits, and jurisdiction risk scored. Entitlements tracked to resolution status, not intent.
Development readiness
Fiber, access, site prep, and timeline-to-energized modeled. Sites are scored on when they can actually deliver, not when they could theoretically.
Proprietary tooling
T-IV DevCo's site assessment platform is AI-augmented — built to process and score at a speed and depth that manual diligence can't match. The intelligence behind this listing is the product.
